The lots division is located close to the Gabbricce production centre already built in the municipality of Monteriggioni, in the province of Siena, in an area delimited by the Siena-Firenze motorway alignment, approximately 8 minutes from the centre of Siena.
The territorial surface area of the entire zone is 143,469 square metres
The general layout of the first phase includes the creation of 7 lots, each organised across several levels, with staggered floors according to the plane-altitude trend of the land.
From a physiographic point of view, the land has a non level trend.
Each building has been conceived as a single block on 3 levels, consisting of the aggregation of various production units.
On a typological level the buildings comply with a linear planimetric aggregation, developed on three levels, one of which is the basement, in accordance with the maximum volumetric and the admissible covered surface of each lot.
Maximum height
The maximum height of each building, is the height indicated in project drawings and, in particular:
Maximum height at the top: 8.00 metres
Maximum height at the bottom: 8.00+ 4.00 metres in the basement.
Staggers in height are permitted between the 2 layers, or amalgamation with more than one level, compared with the above, as long as the maximum general height of the land remains unchanged.
In general it is also possible to derogate from previous height limits for the production cycles that specifically require superior heights, in accordance with the contents of the Technical Notes of the current R.U.
Uses
The buildings will be destined, entirely or partially, for the following uses:
- Industrial activities;
- Artisan activities;
- Wholesale commercial activities; other forms of commercial activities should be agreed in advance with the local administration upon presentation of each building permit;
- Indoor and outdoor warehouses;
- Warehouses and stock areas;
- Laboratories;
- Offices and general management activities;
- Service residence for production with SUN < 120 square metres;
- Bars and restaurant activities for production areas;
- Parking for the activities permitted.
In the case of wholesale commercial activities, within the perimeter of the lot, suitable spaces for parking areas should be provided, in accordance with current regulations.
